As you may know, the government introduce a new rule that rental properties must meet the healthy homes standards within 90 days of any new or renewed tenancies that start on or after 1 July 2021. Healthy home standards are in 5 main categories:
- Heating standard
- Insulation standard
- Ventilation standard
- Moisture ingress & Drainage standard
- Draught stopping standard
Landlords are responsible for maintaining and improving the quality of their rental properties. These standards will help ensure landlords have healthier, safer properties and lower maintenance costs for their investments. The standards will also make it easier for tenants to keep their homes warm and dry. There is a penalty for landlords that don’t comply with the new standards.
ANZ & Westpac introduce a new loan product to help the property owners & landlords meet healthy home standards. Here are the details:
- ANZ Good Energy Home Loan is up to NZ$80,000 with a fixed rate of 1% for 3 years.
- Westpac Warm Up loan is up to $40,000 with interest-free for 5 years.
Both products can be used for insulation, double glazing, heat pumps, ventilation, electric vehicle chargers and solar system upgrades. However, ANZ Good Energy Home Loan products are also available for rainwater tanks and for the purchase of electric/hybrid vehicles, while Westpac Warm Up Loan could purchase wood burners.
